What affects the cost of asbestos work
There is no single price for asbestos testing or removal. The cost of every project depends on a combination of factors specific to that site. Understanding what drives pricing helps you compare quotes and set realistic expectations before work begins.
Type of asbestos. Bonded (non-friable) asbestos is less expensive to remove because the controls are simpler. Friable asbestos requires a sealed enclosure, negative pressure, mandatory air monitoring and independent clearance, all of which add significant cost.
Quantity. Larger areas generally have a lower cost per square metre because the setup, mobilisation and waste disposal costs are spread across more material. Small jobs still carry fixed costs for setup, PPE, waste transport and disposal, which means the per-square-metre rate is higher.
Accessibility. Material at ground level in an open area is faster and cheaper to remove than material at height, in a confined space, behind other building elements or in areas that require scaffolding or elevated work platforms.
Location on the property. A bathroom wall that requires fixtures, tiles and plumbing to be worked around costs more to remove than the same sheeting on an open external wall. Interior work in occupied homes requires more containment and protection of surrounding areas.
Condition of the material. Material in poor condition requires more careful handling to avoid breakage and fibre release. Severely degraded bonded material may be reclassified as friable, which changes the licence class and controls required.
Site location. Travel distance affects pricing. Metropolitan Brisbane projects are typically less expensive than regional or remote sites due to mobilisation, accommodation and waste transport distances.
Waste disposal. Disposal costs are driven by the volume of waste, the distance to the nearest licensed facility and the receival fees at that facility. Regional areas with limited disposal options may have higher waste costs.

Bonded asbestos removal costs
As a general guide, bonded asbestos removal in Queensland typically ranges from $50 to $250 per square metre. Where your project falls within that range depends on the factors described above.

Friable asbestos removal costs
Friable removal is significantly more expensive than bonded removal. The additional cost is driven by the sealed enclosure, negative pressure equipment, three-stage decontamination unit, mandatory air monitoring, independent clearance by a licensed assessor, water management, higher-level PPE and the requirement for a nominated supervisor to be on site at all times.
Friable removal costs are project-specific and are not easily summarised in a per-square-metre guide. A small friable removal may cost $10,000 to $20,000. Larger or more complex projects can be substantially higher. Every friable project requires a site-specific quote based on the material type, quantity, location, access and site conditions. Testing and inspection costs
Asbestos testing and reporting is typically quoted as a fixed fee based on the property size, the number of samples likely to be required and the type of survey (non-destructive or destructive).
The cost includes the site inspection, sampling, laboratory analysis by a NATA-accredited laboratory and the written assessment report. Factors that affect the price include the size and complexity of the property, the number of suspect materials, the number of samples collected and whether express laboratory turnaround is required.
Testing is quoted separately from removal. If removal is required following the assessment, the removal scope is quoted based on the findings. Air monitoring and clearance costs
Air monitoring and clearance is required for all friable removal and is recommended on many bonded removal projects. The cost depends on the duration of the removal (monitoring runs for the length of the project), the number of monitoring locations, and whether clearance air sampling and laboratory analysis are required.
For friable removal, air monitoring and clearance is a mandatory component and is typically included in the overall project quote. For bonded removal, visual clearance may be sufficient depending on the scope and site conditions. Soil assessment and remediation costs
Asbestos in soil assessment and remediation costs vary widely depending on the site size, the extent of contamination, the volume of material to be removed and the distance to a licensed disposal facility.
A preliminary site investigation (desktop review, site walkover and limited sampling) is the entry point. If contamination is confirmed, a detailed investigation with grid-based sampling and delineation follows. Remediation costs are driven primarily by the volume of contaminated soil to be excavated and the regulated waste disposal fees.

What should be included in a quote
When comparing quotes for asbestos work, check that the following are covered. Items that are excluded or unclear are where unexpected costs typically arise.
For testing: site inspection, sampling, NATA-accredited laboratory analysis, written report with sample register, laboratory certificates, condition assessment and recommendations.
For removal: mobilisation, site setup, barricading and signage, the removal work, decontamination, waste wrapping and labelling, waste transport, disposal at a licensed facility, clearance inspection, clearance certificate and all project documentation (ARCP, SWMS, waste tracking certificates, disposal dockets).
For friable removal, additionally: enclosure construction and smoke testing, negative pressure equipment, three-stage decontamination unit, air monitoring by an independent licensed assessor, clearance air sampling and laboratory analysis, and water management.
If a quote does not clearly state what is included and excluded, ask before you accept it. A low headline price that excludes waste disposal, clearance or documentation is not a comparable quote.
