Cyclone Debbie in 2017 caused significant structural damage across the region. Resort and tourism building renovations

Older resort buildings, motels, holiday apartments and hospitality venues across the Whitsundays are regularly being renovated, refurbished or repurposed. Asbestos must be identified before any work that will disturb building materials. Testing confirms what is present so the renovation can proceed through the correct pathway and the property can be returned to guest use with appropriate documentation.

Abandoned and cyclone-damaged buildings

Several properties across the Whitsunday region, particularly on the islands, were damaged by Cyclone Debbie and have not been repaired. These buildings may contain deteriorating asbestos-containing materials that have been exposed to years of tropical weather since the cyclone. Before any demolition, site clearing or redevelopment can proceed, a thorough asbestos assessment is required to identify all materials and inform the removal scope. Where materials have degraded significantly, they may require reclassification from bonded to friable, which changes the controls, licence class and cost of removal.

Residential properties

Homes in Airlie Beach, Cannonvale, Proserpine and Bowen built before 2004 may contain asbestos in standard locations including wall linings, ceilings, eaves, wet areas and roofing. Testing should be arranged before renovation, demolition or sale.

Development and due diligence

Sites being acquired or developed across the Whitsunday region may require both building material assessment and soil assessment where previous structures have been demolished or where fill of unknown origin is present.

Common materials found in the Whitsundays

The most frequently identified asbestos-containing materials in the Whitsunday region include flat fibre-cement sheeting used as wall and ceiling linings in older homes and resort buildings, corrugated cement roofing, eaves and soffit panels, wet-area linings in bathrooms and commercial kitchens, vinyl floor tiles, electrical backing boards and external cladding on older commercial and agricultural buildings. The tropical climate accelerates surface coating breakdown and material deterioration, particularly on buildings that have been left unoccupied or unmaintained.

What is included

How long does testing take in the Whitsundays?
The on-site inspection typically takes one to three hours for a standard property. For larger resort or commercial buildings, it may take longer. Laboratory results are usually returned within 48 hours of samples reaching the laboratory. Travel and access time for island properties is factored into the project schedule.
