Most homes built in Queensland before 2004 contain asbestos in some form. Common locations include wall and ceiling linings, eaves, wet-area sheeting in bathrooms and laundries, roofing, fence panels, electrical backing boards and vinyl floor tiles.
Asbestos in good condition and left undisturbed does not pose an immediate risk. It becomes a concern when it is damaged, deteriorating or when renovation, demolition or maintenance work will disturb it.

When residential clients typically need us
Before renovation or demolition
The How to Safely Remove Asbestos Code of Practice 2021 (Qld) requires asbestos to be identified before any work that may disturb it. If you are planning a bathroom renovation, kitchen update, re-roofing, extension or demolition on a pre-2004 home, testing should be arranged before work begins. Once a contractor is engaged, your home is classified as a workplace under the WHS Regulation 2011 (Qld) and the same obligations apply.
Buying or selling a property
An asbestos assessment provides clarity for both parties. Buyers understand what is present, what condition it is in and what obligations may follow. Sellers can demonstrate that the property has been assessed and provide documentation to support the transaction.
Rental and investment properties
Landlords and property managers have a duty to identify and manage asbestos in rental properties. An asbestos register and management plan documents what is present, records the condition and sets out the controls to prevent disturbance during tenancy, maintenance or future works.
